New is sometimes better but it’s not flawless.
The models at the new construction site are stunning, the sales person in the office is so very pleasant and helpful, and the contractor even ventured through the office and waved a quick hello. This is really exciting. So far, so good, right? The models are staged and loaded, and yes they are lovely but do you know how much extra each of those details is going to cost you? You will likely never see that builder again. If you have questions who will you ask? The sales person? Oh, and the sales person is an employee of the company. As pleasant as they may be, they represent the best interest of the builder… never you. When you are at a new build site without your agent there is no one looking out for your best interest.
Having an agent could save you thousands of dollars and hundreds of headaches. How much will it cost you? It is FREE. Let me repeat that. Having an agent represent your best interest at a new build site, will cost you nothing. Nothing now, nothing at closing, nothing ever.
It’s entirely possible that the home that best suits you, is not on the market. Maybe it doesn’t even exist. Everybody considers building a brand new home at some time, then for any one of a dozen reasons they dismiss the idea: too expensive, wrong location, no idea where to start, the enormous pile of paperwork is overwhelming, perhaps you just can’t wait that long. But if you feel you’ve overcome these things and you determine that a brand new home is the only way for you to go, do not go it alone.
This may be the first time you’ve considered a new home but I’ve seen hundreds. The builder or the sales person will not point out the defects. What you think is a little thing now may turn out to be very expensive or very inconvenient later. A builder will not tell you that you should have a home inspection. They will not tell you that you should have an agent to represent you. And most importantly, they will not tell you that you can negotiate.
